Deer Ridge and Raspberry Woods townhomes are seeking a professional Full-time Maintenance Lead to join their team in Minnetonka, MN. The Maintenance Lead is responsible for overseeing and performing maintenance operations to ensure properties are safe, functional, and well-maintained. This role leads daily maintenance activities, supervises maintenance staff, coordinates vendor work, and ensures preventive maintenance and repairs are completed in a timely manner and in accordance with company standards. The Maintenance Lead may support multiple properties as needed and plays a key role in resident satisfaction, safety, and operational efficiency. Working Hours: Typically, FT40, Monday - Friday, 9:00 am - 5:00 pm. Property office hours may vary from property to property. You may be asked to flex your schedule to meet the demands of the business. Benefits: Health, Flexible Spending Account, Dental, Vision, Life, ADD, LTD, STD, Critical Illness, Accident, and 401(K). 9 Paid Holidays Generous PTO accruals Key Responsibilities Maintenance Operations & RepairsPerform routine and emergency maintenance and repairs, including HVAC, plumbing, electrical, carpentry, appliances, lighting, locks, and general building systemsCoordinate and complete apartment turns to meet established move-in standardsPerform preventive maintenance in accordance with established schedules and guidelinesConduct exterior maintenance, including roofs, parking lots, garages, pools, and recreational areas (as applicable)Support grounds maintenance, including snow removal, trash pickup, and exterior cleanliness Leadership & SupervisionLead and supervise day-to-day activities of maintenance staff and, when applicable, caretaking staffAssign work, monitor performance, and support training and developmentMaintain a high standard of customer service and professionalism within the maintenance team Vendors, Inventory & ComplianceSchedule, coordinate, and supervise work performed by outside vendors and contractorsMaintain inventory of maintenance supplies and equipmentOrder supplies and monitor maintenance budgetsEnsure compliance with company policies and local, state, and federal safety regulationsCoordinate inspections with police, fire, utilities, and regulatory agencies as required Administrative & Support DutiesComplete required logs and paperwork, including preventive maintenance, boiler, and safety logsParticipate in staff meetings, training sessions, and quarterly maintenance trainingMaintain confidentiality of resident and company informationRemain flexible and adaptable to changing operational needsPerform additional duties and special projects as assigned Required QualificationsHigh school diploma or equivalent required 4+ years of maintenance experience required Supervisory or leadership experience preferred Special Engineer's License preferred EPA Certification preferred CPO certification preferred Strong knowledge of building systems (HVAC, plumbing, electrical) Experience managing vendors, budgets, and inventory Valid driver's license Key CompetenciesTeam leadership and supervision Advanced troubleshooting and diagnostics Vendor and project management Budget and inventory management Safety leadership and compliance Decision-making and accountability Compensation details: 32-35 Hourly Wage PI5861aa9e5-
