Basic Functions The Waterproofing & Structural Restoration Foreman plans, organizes, directs, controls, and monitors daily field activities in a way that supports Suncoast's objectives of safety, quality, cost, and time.
This position is responsible for leading field crews on commercial waterproofing, structural concrete restoration, building envelope restoration, and related specialty repair projects. The Foreman ensures work is performed safely, efficiently, and in accordance with project specifications, manufacturer requirements, engineering documents, and Suncoast standards.
SUMMARY The Waterproofing & Structural Restoration Foreman oversees daily construction activities for assigned crews to ensure projects follow schedules, maintain safety compliance, and meet company standards for quality and productivity. This role provides hands-on leadership in the field by assigning work, monitoring production, coordinating materials and equipment, communicating with Superintendents, and helping ensure project milestones are achieved.
This position requires practical field experience in waterproofing, concrete repair, coatings, sealants, structural restoration, and access equipment. The Foreman must be able to lead crews, read project documents, understand work sequencing, enforce safety expectations, and document daily activity through Procore or other approved construction software.

Duties and Responsibilities (include by are not limited to): Safety Leadership and Risk Management- Lead by example and promote a safety-first culture on every jobsite.
- Enforce compliance with OSHA regulations, Suncoast safety standards, project-specific safety requirements, and client site rules.
- Conduct daily safety meetings and ensure crew members understand the hazards and work plan for the day.
- Enforce proper PPE usage, fall protection, silica dust control, housekeeping, equipment safety, and safe work practices.
- Report incidents, near misses, unsafe conditions, and jobsite hazards immediately to the Superintendent or appropriate manager.
- Monitor work involving swing stages, scaffolding, aerial lifts, forklifts, rigging, elevated work areas, and other specialized access equipment.
- Ensure equipment inspections, tie-backs, access setup, and weather-related safety considerations are completed as required.
- Maintain certifications as required for the position, including OSHA, equipment operation, scaffold or swing stage training, and other job-specific requirements.
- Support Suncoast's commitment to completing work safely and correctly.
Project Execution (Scheduling and Coordination)- Assess daily site conditions and coordinate assigned work with the Superintendent.
- Review project priorities, work areas, manpower needs, materials, tools, equipment, and schedule expectations.
- Assign daily tasks to crew members based on skill level, safety requirements, and project needs.
- Coordinate field activities in alignment with project requirements, specifications, drawings, schedules, and Superintendent direction.
- Ensure materials, tools, equipment, and access needs are staged and available for efficient execution.
- Minimize downtime, reduce delays, and promote productive use of labor and equipment.
- Communicate jobsite needs, delays, missing information, production concerns, and schedule impacts to the Superintendent promptly.
- Act as the site lead in the absence of the Superintendent when assigned.
Field Supervision and Crew Management- Lead, guide, and support crews to complete assigned work safely, efficiently, and professionally.
- Supervise laborers, apprentices, restoration technicians, and assigned crew members.
- Track field hours, manpower, production, and assigned tasks as required.
- Mentor and train less experienced employees in proper work methods, safety practices, and quality expectations.
- Foster teamwork, accountability, productivity, and continuous improvement.
- Ensure employees understand the task, required tools, safety expectations, quality standard, and timeline.
- Address minor field issues promptly and escalate larger concerns to the Superintendent.
- Maintain a respectful, professional, and productive jobsite environment.
Waterproofing and Structural Restoration Work
- Oversee commercial waterproofing and structural restoration work on existing commercial structures, high-rises, parking decks, balconies, occupied buildings, and related restoration environments.
- Supervise concrete demolition, chipping, surface preparation, formwork, patching, coating, sealant, and waterproofing activities.
- Support proper rebar remediation, epoxy coating, sacrificial anode placement, and patch mortar application when required by project scope.
- Ensure concrete repairs are prepared and completed in accordance with project documents, manufacturer requirements, and applicable industry standards.
- Monitor concrete surface preparation, including required Concrete Surface Profile standards when applicable.
- Help enforce proper repair layout, saw-cut margins, surface preparation, cleaning, mixing, installation, curing, and protection of work.
- Supervise installation of fluid-applied waterproofing, elastomeric coatings, traffic coatings, deck membranes, balcony coatings, and related systems.
- Support crack repair work, including polyurethane or epoxy injection where applicable.
- Manage removal and replacement of failed sealants, expansion joints, window transitions, flashing details, and related building envelope components.
- Confirm work is performed in accordance with approved methods, product instructions, and project requirements.
Quality Control and Compliance- Monitor work quality to ensure compliance with project specifications, manufacturer requirements, engineering documents, and Suncoast standards.
- Verify surfaces are properly prepared before product installation.
- Ensure products are mixed, applied, cured, and protected according to manufacturer requirements.
- Identify deficiencies and correct them promptly.
- Maintain attention to detail in all restoration, waterproofing, coating, sealant, and concrete repair work.
- Assist with inspections, mockups, testing, punch list work, and quality verification as assigned.
- Provide exceptional service by supporting quality workmanship and professional jobsite conduct.
Resource and Equipment Management- Operate and oversee proper use of construction tools and equipment, including drills, chipping hammers, grinders, forklifts, boom lifts, aerial lifts, skid loaders, scaffolding, swing stages, and other equipment as assigned.
- Ensure tools, materials, and equipment are used safely and properly.
- Monitor material usage and communicate material needs to the Superintendent.
- Ensure safe handling, storage, and protection of materials and equipment.
- Help coordinate material deliveries, staging areas, access needs, and jobsite logistics.
- Maintain a clean, organized, and safe jobsite.
- Report damaged equipment, missing tools, or equipment concerns promptly.
Documentation and Communication
- Maintain accurate daily logs in Procore or other approved construction software.
- Document weather conditions, manpower, work performed, visitors, deliveries, quantities, production, equipment, delays, safety items, and other required information.
- Record work hours, crew assignments, task progress, and project updates accurately.
- Communicate daily progress, issues, delays, safety concerns, quality concerns, and material needs to the Superintendent.
- Read and follow project documents, including drawings, specifications, engineering reports, submittals, and work plans as applicable.
- Maintain professional communication with Project Managers, Superintendents, clients, consultants, inspectors, vendors, subcontractors, and employees.
- Escalate questions, conflicts, unclear scope items, or field changes to the Superintendent before proceeding.

- Minimum of two years of hands-on experience in commercial waterproofing, structural concrete restoration, building envelope restoration, or related specialty construction work preferred.
- Minimum of one year of foreman, lead, or supervisory experience preferred.
