NATIONAL TITLE CLOSING COORDINATOR POSITION DESCRIPTION


Location: New York, NY (Mid-town Manhattan)


Schedule: On-site (client requires onsite presence 5 days/week for this role)


Job Summary:


Our client, a prestigious title services organization, is seeking an experienced Title Closing Coordinator / Processor to support residential and commercial transactions. This individual will handle file opening, processing, coordination, and workflow management across multiple states.


What Youll Do



  • Open and establish new transaction files, draft preliminary requirements, exceptions, and notes for title commitments under the guidance of underwriting staff and maintain accurate records throughout transaction.

  • Review commercial real estate purchase, sale, loan documents, affidavits, title documents, surveys, and other needed due diligence to identify title issues, underwriting risks, and required curative actions.

  • Coordinate all aspects of commercial title orders from opening through closing, ensuring timely communication with clients, lenders, attorneys, brokers, and internal teams.

  • Assist senior underwriters by gathering, reviewing, and organizing all necessary documentation for commercial underwriting decisions.

  • Order, track, and review due diligence items including title searches, municipal lien reports, UCCs, tax certifications, and other required documentation.

  • Analyze title searches, surveys, plats, legal descriptions, corporate records, and recorded documents to identify defects or discrepancies.

  • Prepare accurate title commitments, preliminary reports, endorsements, settlement statements, and final policies in accordance with company and regulatory standards.

  • Draft preliminary requirements, exceptions, and notes for title commitments under the guidance of underwriting staff.

  • Work closely with escrow officers and closing teams to clear title requirements, resolve curative issues, and ensure readiness for closing.

  • Communicate with agents, attorneys, lenders, and stakeholders to obtain missing information, clarify transaction details, and maintain smooth workflow.

  • Assist in resolving curative issues by researching public records, coordinating corrective documents, and tracking outstanding requirements.

  • Prepare endorsement packages, policy schedules, and supporting materials for final underwriting review and approval.

  • Maintain detailed file notes, communication logs, and documentation throughout the transaction lifecycle to ensure compliance and audit readiness.

  • Support postclosing processes including policy issuance, recording verification, delivery of final documents, and followup on outstanding items.

  • Monitor workflow, prioritize multiple commercial files, and ensure deadlines and service expectations are consistently met.

  • Provide administrative and technical support for underwriting projects, audits, and process improvements within the commercial title department.

  • Participate in ongoing training to expand knowledge of commercial underwriting principles, risk evaluation, and advanced title concepts.


Candidate Profile:



  • 4+ years of substantive experience as a commercial title processor, title coordinator, assistant or junior underwriter or similar commercial real estate transaction role

  • Experience assisting senior underwriters in evaluating complex commercial transactions and determining insurability.

  • Strong understanding of commercial title insurance, underwriting principles, title commitments, title insurance, surveys, and commercial real estate transaction documentation

  • Experience coordinating with lenders, attorneys, commercial real estate agents, buyers, sellers, and other transaction stakeholders

  • Ability to work collaboratively with underwriters, processors, closers, and external stakeholders.

  • Strong analytical skills with the ability to interpret legal documents and identify potential title defects or risks.

  • Proficiency with title insurance production software, related industry technology platforms, and standard office applications.

  • Excellent written and verbal communication skills and a client service mind-set

  • High attention to detail and strong organizational skills with the ability to manage multiple, complex commercial transactions simultaneously.

  • Detail-oriented approach with a commitment to accuracy, quality, and client service

  • Willingness to learn advanced underwriting concepts and grow into more complex commercial work.

Compensation & Benefits



  • Salary range: $100,000 $150,000+ This hiring range is a reasonable estimate of the base pay range for this position at the time of posting. Pay is based on a number of factors which may include job-related knowledge, skills, experience, business requirements, qualifications, and geographic location.
