Job Overview:
A Residential Maintenance Technician Supervisor is a leadership role responsible for overseeing the maintenance and repair activities within residential properties. This position ensures that all maintenance tasks are completed efficiently, safely, and in compliance with relevant standards and regulations.
Key Responsibilities:
- Supervision of Maintenance Technicians:
- Manage and supervise a team of maintenance technicians, assigning tasks and ensuring work is completed on time and to a high standard.
- Provide training and guidance to technicians on proper maintenance practices and safety procedures.
- Conduct performance evaluations and provide feedback to staff.
- Maintenance and Repairs:
- Oversee and participate in the repair, maintenance, and replacement of systems such as plumbing, electrical, HVAC, and general building systems.
- Ensure that routine inspections and preventative maintenance are conducted on the property.
- Respond to emergency maintenance issues and ensure timely resolution.
- Scheduling and Resource Management:
- Plan and Schedule apartment turnovers to minimize days vacant.
- Plan and schedule maintenance activities to minimize disruption to residents and ensure timely completion of tasks.
- Order and manage inventory of tools, parts, and supplies needed for repairs and maintenance.
- Safety and Compliance:
- Ensure that all maintenance work is carried out in compliance with local building codes, health and safety regulations, and environmental standards.
- Implement safety protocols and procedures to protect the team and residents from accidents or hazards.
- Customer Service:
- Serve as a point of contact for residents' maintenance requests, addressing concerns, and ensuring that issues are resolved promptly.
- Maintain clear communication with property management and residents regarding maintenance schedules and progress.
- Budget and Cost Management:
- Monitor and manage the maintenance budget, ensuring that costs remain within limits and identifying opportunities for cost savings without compromising quality.
- Approve purchase orders for parts and supplies.
Requirements:
Skills and Qualifications:
- Technical Skills: Knowledge of various trades, including plumbing, electrical, carpentry, HVAC, and general building systems.
- Leadership: Strong supervisory and leadership abilities to manage a team of technicians and maintain a positive work environment.
- Problem-Solving: Ability to diagnose and solve a variety of maintenance issues effectively.
- Communication: Good communication skills to liaise with residents, property managers, and contractors.
- Time Management: Ability to prioritize tasks and manage multiple projects simultaneously.
- Experience: Typically, several years of experience in a maintenance role, with some experience in supervision or management.
Education and Certifications:
- High school diploma or GED (required); Associate's degree or technical certifications may be preferred.
- Certifications in specific areas, such as HVAC, electrical, plumbing, or building maintenance, can be beneficial.
- First Aid and CPR certifications are often required for safety purposes.
