Construction Estimator Industrial / Commercial / GC / Lump Sum Bids - Phoenix, Arizona Full-Time In-Office Daily
Highly respected 30+ year Employee Owned Company is seeking an experienced Construction Estimator to join our preconstruction team in Phoenix, Arizona. This is a full-time, in-office daily position.
The ideal candidate has 5 to 10 years of construction estimating experience with a General Contractor and a strong record preparing and managing Lump Sum bids across multiple regions of the United States.
This role requires a complete understanding of the General Contractor bidding processfrom initial review of plans and specifications through subcontractor solicitation, scope development, bid leveling, risk identification, final pricing, and submission of complete proposals. Delivery methods include Lump Sum, Guaranteed Maximum Price, Cost Plus, Cost Plus with GMP, Unit Price, Time and Material, Design-Build, competitive hard bid, and negotiated bid.
Candidates should have experience estimating projects in multiple U.S. regions and understand how differences in labor availability, wage rates, subcontractor markets, material pricing, logistics, permitting, and market conditions affect project cost. The Estimator will develop accurate estimates for proposals, change work, conceptual budgets, and construction opportunities, and will assist withand when assigned, leadestimates from initial review through final bid submission. This position reports to the Preconstruction Manager.
Responsibilities
Manage and prepare General Contractor Lump Sum bids from initial document review through final submission.
Review drawings, specifications, conceptual and schematic designs, construction documents, addenda, and bid instructions to produce complete estimates.
Prepare conceptual budgets, ROM estimates, detailed estimates, control estimates, and final Lump Sum proposals.
Develop bid scopes and trade packages that clearly define subcontractor responsibilities.
Perform quantity takeoffs using on-screen takeoff software.
Solicit competitive pricing from qualified subcontractors, vendors, suppliers, and equipment providers.
Level subcontractor bids to confirm coverage against drawings, specifications, and scope; identify exclusions, qualifications, allowances, gaps, overlaps, and financial risk.
Negotiate with subcontractors and suppliers for competitive pricing and commercial terms.
Develop pricing for labor, materials, equipment, subcontractors, general conditions, logistics, insurance, bonds, escalation, contingency, overhead, fee, and margin.
Apply regional market knowledge when estimating projects throughout the United States.
Identify estimating and construction risks and communicate them to the Preconstruction Manager and project leadership.
Participate in bid reviews and explain assumptions, pricing, coverage, risks, and recommended contingencies.
Assist with proposals and supporting documentation for clients and business development.
Participate in project turnover meetings so estimating assumptions, pricing, scope, and risks transfer cleanly to the construction team.
Conduct site visits when needed to evaluate existing conditions, logistics, access, and constructability.
Collaborate with Preconstruction, Project Management, Engineering, and Business Development.
Maintain current knowledge of construction costs, subcontractor markets, material pricing, and regional conditions.
Manage multiple estimates at once while meeting bid dates and internal review deadlines.
Qualifications
5 to 10 years of construction estimating experience, preferably with a General Contractor.
Demonstrated experience preparing General Contractor Lump Sum bids and independently managing estimates from bid documents through submission.
Experience estimating construction projects in multiple regions of the United States.
Strong understanding of regional differences in labor, subcontractor markets, material costs, logistics, and project pricing.
Experience estimating waste-to-energy, heavy industrial, RNG, LNG process, pipeline, industrial, and environmental projects is highly desirable.
Ability to prepare ROM and conceptual estimates from limited drawings, sketches, narratives, or preliminary information.
Strong knowledge of construction drawings, specifications, contracts, and scopes of work.
Strong understanding of subcontractor solicitation, scope development, bid leveling, and proposal evaluation.
Ability to perform detailed quantity takeoffs using on-screen takeoff software.
Strong financial and analytical skills covering costs, margins, contingencies, escalation, and estimating risk.
Ability to negotiate with subcontractors, suppliers, and vendors.
Ability to prioritize multiple estimates by bid date, complexity, and company priorities.
Strong attention to detail and written and verbal communication skills.
Proficiency with Ediphi estimating software is highly desirable.
Experience using BuildingConnected for subcontractor solicitation and bid management is desirable.
Experience with design-build and other alternative delivery methods is desirable.

Compensation & Benefits
Company offers competitive salary, bonuses, and benefits package. Base pay between $80 to 110K/yr, Performance bonus up to 15%, Holiday Bonus, PTO/Holidays-12 days, Sick-5 days, Given 3% to 401K, ESOP.
