Job Description
A full-time Estimator II position is available immediately in the companys location in Walpole, MA, reporting to the Director of Construction at Bald Hill Builders, LLC.
Reporting to the Director of Construction, the Estimator II will have the following specific job responsibilities:
Oversee bid preparation and submission, estimates, and projects, prioritizing deadlines and deliverables to support the Estimating/Pre-Construction team;
Perform Plan Reviews and review Request for Proposal (RFP) including plans, specifications, sketches, geotechnical reports, design narratives, Addenda, etc.;
Prepare bidders lists, custom tailored for each project, by carefully selecting appropriate subcontractors, and manage bid documentation including requirements review and Requests for Information (RFI) during the bid stage;
Prepare detailed construction estimates by analyzing blueprints and performing complete scope take-offs, including bulk quantities, man-hours, material and unit pricing, and MEP systems and equipment, and consolidate estimates for subcontractor/vendor selection and final review;
Develop and manage supplier/subcontractor directories, procurement plans, and negotiate contracts, ensuring proper documentation and job-site coding;
Develop and manage construction management plans and project schedules using Critical Path Management (CPM) techniques;
Coordinate and attend pre-construction meetings, draft meeting agendas, and communicate with project and design owners regarding works-in-progress and any anticipated challenges;
Oversee and submit construction budget estimates and progress reports, cost and expenditure statements, and other necessary documentation at regular intervals for the duration of projects;
Provide assistance to field operations with Change Order estimates and pricing;
Participate in project close-out activities, including punch list completion, lessons learned, and estimating process optimization, while ensuring all work meets contract requirements and client expectations; and
Collaborate with internal teams (Marketing, Accounting, Risk) and external stakeholders (owners, contractors, vendors) to coordinate proposals, resolve issues, and adjust cost estimates accordingly.
Education and Experience Requirements
Masters Degree in Construction Management, Construction and Facilities Management, or a related field plus a minimum of two (2) years of demonstrated professional employment experience as an estimator in the construction field.
Required employment experience must include the following:
A minimum of two (2) years of demonstrated professional experience liaising with supervisors, project owners, contractors, vendors, and clients to resolve complaints, order changes, or construction problems, and adjust cost estimates accordingly;
A minimum of two (2) years of demonstrated professional experience directing and reviewing preparation of construction cost estimates, utilizing Viewpoint Spectrum, in accordance with industry standards;
A minimum of two (2) years of demonstrated professional experience performing Value Engineering including identifying cost-saving alternatives and optimizing materials, methods, and project scope during pre-construction and estimating phases;
A minimum of two (2) years of demonstrated professional experience performing bid evaluations, processing RFIs, and providing recommendations for the selection of subcontractors;
A minimum of two (2) years of demonstrated professional experience analyzing blueprints, performing quantity take-offs, and producing accurate estimates of materials and equipment required to complete projects;
A minimum of two (2) years of demonstrated professional experience utilizing quantity takoff and construction document management tools including AutoCAD, Construct Connect Planswift, and Bluebeam;
A minimum of two (2) years of demonstrated professional experience developing, coordinating, and monitoring construction project schedules to ensure timely project execution and cost control; and
