Location: Chicago, IL River North
Pay: $28 $31/hour, based on experience
Schedule: Tuesday Friday, 9:30 AM 6:00 PM; Saturday, 6:00 AM 2:30 PM
On-Call: Rotating basis

Position Overview

A fully integrated real estate development firm specializing in property management, leasing, and construction is seeking an experienced Building Maintenance Engineer for a property located in Chicagos River North neighborhood.

The Building Maintenance Engineer will be responsible for the day-to-day operation, maintenance, troubleshooting, and repair of building systems while responding to tenant service requests and helping maintain a safe, clean, and well-functioning property.

Key Responsibilities

Perform preventive maintenance, repairs, and tenant service requests.
Maintain and troubleshoot HVAC, plumbing, electrical, mechanical, fire/life safety, security, roofing, sprinkler, and other building systems.
Diagnose building system problems and complete minor emergency repairs and adjustments.
Perform minor plumbing and electrical repairs, including faucets, drains, pipes, switches, lighting fixtures, thermostats, valves, and related equipment.
Complete minor installations and repairs to doors, locks, hardware, and furniture.
Inspect equipment and identify maintenance or safety concerns.
Use testing equipment to diagnose problems and make necessary adjustments or repairs.
Maintain accurate equipment, maintenance, and repair logs.
Monitor tools, equipment, materials, and supplies and report replacement needs.
Follow applicable safety procedures, building codes, and property standards.
Assist with additional building maintenance projects as assigned.
Participate in a rotating on-call schedule.

Qualifications

5 7 years of relevant building engineering/maintenance experience, preferably within property management.
Strong working knowledge of HVAC, electrical, plumbing, mechanical, security, fire/life safety, and other commercial building systems.
Ability to troubleshoot and resolve building mechanical system issues independently.
Ability to read and understand blueprints, schematics, and equipment manuals.
Knowledge of building safety practices, codes, and maintenance standards.
Strong communication, organization, and problem-solving skills.
High school diploma or equivalent required.
Valid Illinois Drivers License and ability to drive a company vehicle.
HVAC Technician Certification is a plus but not required.
EPA Type I and II Certification required within 6 months of hire.

Physical Requirements

Ability to perform physical building maintenance work, including standing, walking, bending, kneeling, climbing ladders, and working with tools and equipment.
Ability to move furniture and equipment as needed.
Ability to lift and/or move up to 50 pounds regularly and occasionally up to 100 pounds.
Ability to safely perform strenuous maintenance and repair work.
