Construction Manager

OEI (O'Brien Engineering & Architecture) is seeking a full-time Construction Manager with 8+ years of experience to join our team. The position is for an on-site Construction Manager serving as OEI"s lead representative and primary liaison with the Government's Contracting Officer Representative. Responsibilities include construction oversight, submittal reviews, contractor schedule monitoring, safety compliance, inspections, RFIs, change orders, and project documentation.

Construction Manager Responsibilities:

  • Assist with establishing temporary field offices, staging areas, and laydown areas.
  • Coordinate and manage contractor submittal reviews and monitor compliance with project specifications.
  • Review contractor safety plans and monitor compliance with applicable project safety requirements.
  • Monitor contractor schedules, including project milestones, sequencing, phasing, workflow, material deliveries, testing, and inspections.
  • Track long-lead materials and identify and document potential schedule impacts.
  • Participate in weekly or biweekly project progress meetings and follow up on Government action items.
  • Maintain and verify as-built information and ensure contractor redlines are properly maintained.
  • Conduct routine field inspections and communicate deficiencies to the COR.
  • Prepare inspection documentation, deficiency lists, and corrective-action follow-up.
  • Assist in developing solutions and courses of action for field problems and construction conflicts.
  • Provide construction management expertise and troubleshooting support for field issues.
  • Support commissioning activities involving the commissioning agent, general contractor, and other project stakeholders.
  • Maintain marked-up drawings and specifications for use in final as-built documentation.
  • Monitor quality-control testing and inspection performed by independent testing laboratories.
  • Assist with review of RFIs, change-order proposals, and associated cost estimates.
  • Monitor project financial information, including budgets, obligations, payments, and projected costs.
  • Coordinate owner-furnished equipment and operations and maintenance documentation.
  • Assist with relocation activities and project closeout.
  • Construction Manager Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
  • 8+ years of related experience
  • Federal construction experience strongly preferred
  • Experience with construction scheduling, cost control, and project documentation
  • Experience reviewing submittals, RFIs, change orders, and contractor schedules
  • OSHA 30-Hour Construction Safety Training
  • U.S. citizenship
