Job Description: The Opportunity
Crossed Sabers Commercial Real Estate is looking for a Junior Commercial Real Estate Agent who wants to build a career in commercial real estate, not simply hold a real estate license.
You do not need years of commercial real estate experience. You do need to be willing to pick up the phone, prospect consistently, learn the business, accept coaching, and follow through.
We have an existing pipeline of commercial real estate opportunities that need to be worked. The right agent will have the opportunity to begin participating in active business while learning how to develop their own clients and build a long-term book of business.
The more effort you put into the opportunity, the faster you should have the ability to grow.What You Will Do

Conduct consistent outbound prospecting to property owners, business owners, investors, tenants, and other potential clients.
Work assigned leads and opportunities within an existing commercial real estate pipeline.
Follow up consistently with prospects and clients.
Research properties, ownership, businesses, markets, and prospective clients.
Participate in property tours, client meetings, presentations, negotiations, and transaction activities.
Assist senior agents with active commercial real estate assignments while developing the ability to manage transactions independently.
Build and maintain your own prospect and client database.
Develop relationships that can ultimately become your own book of business.
Learn commercial real estate financial analysis, market analysis, prospecting, negotiations, leasing, sales, and transaction management.
Participate in coaching, training, and field mentorship opportunities.
Maintain accurate information regarding your prospecting activity, opportunities, and transaction pipeline.
What We Are Looking For

Commercial real estate experience is not required.

We are more interested in finding someone who:

Is willing to consistently make outbound calls and prospect for business.
Is comfortable hearing "no" and continuing to make the next call.
Wants to build a commercial real estate business rather than wait for business to come to them.
Is coachable and willing to implement feedback.
Has strong communication and follow-up skills.
Can manage multiple opportunities without allowing leads to fall through the cracks.
Is self-motivated and comfortable operating in a commission-based environment.
Has the professionalism to interact with business owners, investors, property owners, and other commercial real estate professionals.
Is willing to learn the analytical and technical side of commercial real estate.
Understands that long-term success will come from both working existing opportunities and creating new ones.

Candidates may come from commercial real estate, residential real estate, sales, business development, the military, or another professional background.Licensing

Candidates must either hold a Texas real estate license or be actively working toward obtaining one.
For the right candidate, we can provide guidance and support through the licensing process.Training and Development

This position is designed to develop a new or transitioning agent into a knowledgeable commercial real estate professional.

Agents will receive:

Access to the Applied Foundations of Commercial Real Estate training program.
Weekly one-on-one coaching.
Field mentorship from experienced commercial real estate professionals.
Hands-on experience working real transactions.
Training in prospecting, business development, financial analysis, market research, negotiations, and transaction management.
Increasing responsibility as competency and production milestones are reached.
Support toward pursuing the CCIM designation as appropriate performance and professional development milestones are achieved.

Our long-term goal is not simply to teach someone how to complete a transaction. We want to help develop an agent who understands commercial real estate well enough to advise clients, build a sustainable business, and eventually earn industry credentials such as the CCIM and Performance Expectations

Commercial real estate is an activity-driven business. New agents should expect prospecting and business development to be a significant part of their work, particularly during the first several years.
Initial benchmarks may include:

Approximately 40 to 60 outbound prospecting attempts on an active prospecting day.
A goal of approximately 8 to 12 meaningful prospect or client conversations per day.
Consistent follow-up with all assigned leads and active opportunities.
3 to 5 new qualified prospects added to the database each week.
Regular prospect meetings, property tours, proposals, and other activities that move opportunities toward transactions.
Consistent development of an individual pipeline in addition to working company-generated opportunities.

These are benchmarks rather than a substitute for results. Ultimately, performance will be evaluated by the quality of the pipeline being created, opportunities being advanced, relationships being developed, and transactions being closed.
There is substantial existing business to work. Agents who aggressively prospect, follow up, learn, and take advantage of the opportunities available should have the ability to progress much faster than someone attempting to enter commercial real estate entirely on their own.Work Environment

This is a 1099 independent contractor position.
Agents will have access to our San Antonio office and are encouraged to work from the office, particularly while developing their skills and learning the business.
Because this is an independent contractor role, agents are responsible for managing their own business activities and work schedule while meeting the professional and production expectations associated with the opportunity.Compensation

This is a 100% commission-based opportunity.
There is no salary or guaranteed income.
Compensation is earned through successfully completed commercial real estate transactions in accordance with the applicable commission agreement.
The existing pipeline provides the successful candidate an opportunity to begin working real business while simultaneously developing their own client base.Who This Role Is Not For

This opportunity probably is not a good fit for someone who:

Wants a guaranteed paycheck.
Is uncomfortable prospecting.
Expects leads to be provided without creating their own business.
Does not want coaching or accountability.
Is looking for commercial real estate to be a part-time hobby.
Wants the title of commercial real estate agent without doing the daily work required to build the business.

This may be a strong fit if you are willing to work, willing to learn, and want an opportunity to build a legitimate commercial real estate career.
You will have access to training, coaching, mentorship, active transactions, and an existing pipeline.
What you build from that opportunity will largely depend on what you are willing to put into it.
