Job Description

Known for their intelligence, loyalty to their family pod, and great ability to work together with ingenuity for the greater benefit of the group, the Orca, or Blackfish, is of great inspiration to our Company. We strive to emulate their strength, intelligence, innovation, and loyalty.

Love people? Love fixing things? You'll fit right in.

At The Rails, we don't just maintain apartments. We take care of people's homes. Our team believes in loving people and creating an amazing experience for every resident, every day. As a Maintenance Technician, you're at the center of that.

Here's the truth: the maintenance team makes or breaks how residents feel about where they live. A leak fixed fast, a friendly hello, a note saying what you did. Those small moments are why residents love living here, renew their leases and tell their friends and family to move in too. You won't just close work orders. You'll be the reason people want to stay.

What your days look like

  • Being the hero of the service request: You'll fix plumbing, electrical, HVAC and appliance issues. Then you'll close the loop in Entrata with notes and photos so residents know exactly what got done.
  • Making homes move-in ready: You'll turn vacant apartments using our Make Ready checklist so every new resident walks into a place that feels like home on day one.
  • Staying a step ahead: You'll handle preventative maintenance like HVAC filters, caulking, plumbing inspections and lock batteries. Small fixes now mean happy residents later.
  • Showing up when it counts: You'll respond calmly and quickly to emergencies like active leaks, loss of heat or A/C, fire system issues and gas odors. You'll stabilize the situation, prevent damage and make residents feel taken care of.
  • Taking your turn on call: You'll share in a rotation that covers after-hours emergencies on nights and weekends.
  • Braving the elements: In winter you'll clear snow and ice starting at 6:00 AM, so walkways, entrances and fire exits are safe before residents head out.
  • Protecting our community: You'll guard master keys and access codes, maintain locks and entry systems and keep everyone safe and secure.
  • Treating every home with respect: You'll knock, announce yourself, communicate with care and keep residents' business private.
  • Being a great teammate: You'll work hand in hand with the office team and vendors, and keep the shop organized and ready to roll.

What you bring (besides maintenance skills)

  • A heart for people and a "how can I help?" attitude
  • 2+ years of apartment, property or building maintenance experience
  • Reliable communication
  • Comfortable using a work order system and a smartphone
  • Able to lift 50 lbs, climb ladders and work outside in any weather
  • A valid driver's license, reliable transportation and your own basic hand tools
  • Available for on-call coverage on nights and weekends
  • Able to pass a background check and drug screen

What's in it for you

  • PTO, Holidays and 401k are a few benefits
  • A team that has your back, celebrates wins and invests in your growth

Compensation

  • $28-$30/hour Full-Time Monday-Friday, 8:00 AM-5:00 PM, plus on-call rotation
  • On-call pay: hourly pay for responses, plus an on-call stipend
  • Quarterly Bonus Potential
