Our team operates the largest dedicated commercial real estate team within Corcoran Icon Properties, specializing primarily in multifamily investment sales. We represent apartment owners, investors, and developers throughout the San Francisco Bay Area, Sacramento, and Northern California, providing advisory services across acquisitions, dispositions, valuations, and investment strategy.

Role Description

This is an on-site Commercial Real Estate Associate position based in San Mateo, CA, designed for someone looking to build a career in commercial real estate and multifamily investment sales.
Associates will work directly alongside experienced commercial real estate professionals and gain hands-on exposure to every stage of the investment sales process. The position combines business development, financial analysis, market research, underwriting, and direct interaction with property owners and investors.

A significant portion of the role involves proactively identifying opportunities through cold calling and direct outreach to multifamily property owners, developing relationships with potential sellers, and building your own pipeline of investment opportunities.
Associates will also learn how to evaluate multifamily properties, understand market rents and comparable sales, analyze operating statements and rent rolls, underwrite investment opportunities, prepare property valuations, and understand how transactions move from initial owner contact through marketing, negotiation, due diligence, and closing.
Responsibilities

Conduct direct outreach and cold calling to multifamily property owners throughout Northern California
Identify motivated sellers and develop long-term relationships with apartment owners and investors
Build and manage a personal pipeline of prospective clients and investment opportunities
Research multifamily markets, ownership records, comparable sales, rents, and investment activity
Assist with underwriting multifamily properties and analyzing income, expenses, NOI, cap rates, and valuations
Review rent rolls, operating statements, offering memorandums, and transaction information
Develop an understanding of active listings, recent sales, buyers, sellers, and market trends
Support the preparation of property valuations, marketing materials, and investment presentations
Participate in property tours, client meetings, negotiations, and transaction-related activities
Work alongside senior brokers while progressively developing the ability to source and manage your own opportunities

Ability and willingness to make a high volume of outbound calls and build relationships over time

Analytical mindset with an interest in understanding real estate investments and financial performance
Ability to learn multifamily underwriting, market analysis, valuation, and investment fundamentals

Coachable, adaptable, and eager to continuously improve
Proficiency with Excel, Google Workspace, and general business technology
Prior sales, finance, real estate, entrepreneurship, or business development experience is a plus
Bachelor's degree or current enrollment in Business, Finance, Real Estate, Economics, or a related field is preferred
California Real Estate License preferred or willingness to obtain one
