Duties and Responsibilities
As a Superintendent, you will manage commercial construction projects and supervise the day-to-day activities involved with ground-up construction, renovations and tenant fit-outs. The successful applicant will have to forecast for, obtain and manage the resources needed to complete a construction project and generate cost estimates to keep the job within budget. The Superintendent will manage the onsite construction team, delegating tasks to subcontractors and creating the project schedule. They observe all activities on a construction site and act as a team leader, overseeing all persons on a project site. The Superintendent is directly involved with managing the project team, assigning each worker to new tasks each day and checking their work for quality and stability.
The ideal candidate's duties and responsibilities also include (but are not limited to):
Manage a team of workers, including work schedules, project progress and resource allocation
Collaborate with clients, Project Managers and other construction management to determine budget and timeline
Uphold and enforce site safety policies and procedures in accordance with The Loughlin-Davis Contracting Group and owner requirements as well as local, state and federal regulations
Interact with clients on a daily basis, acting as the onsite face of The Loughlin-Davis Contracting Group, LLC
Be the onsite expert at understanding blueprints and communicating those plans to subcontractors, client and project personnel
Hold meetings with subcontractors and other site personnel to discuss planning and review overall site safety and risk mitigation plans
Coordinate materials and equipment delivery with vendors and suppliers
Create schedules for clients, workers and subcontractors
Maintain a daily log for the job site's operations, reporting to management as necessary
Make changes in the operation as necessary to best meet construction deadlines
Implement management techniques that are cost-effective and efficient
Hold the responsibility for county and third-party permit and inspection processes through the life of the project
Skills and qualifications
The ideal candidate is highly organized and coordinated. They are able to keep a running mental list of all tasks that need to be completed at any given moment. Successful Construction Superintendents are also clear communicators who can give specific, direct instructions on a job site according to detailed blueprints.
The applicant must possess a variety of skills, technical abilities and industry knowledge to manage a construction project effectively, including:
Familiarity with the design, delivery, and assembly phases specific to PEMB construction
Excellent communication abilities, including writing, speaking and active listening
Knowledge of construction budgeting best practices
Good planning skills, including design execution, resource allocation and contingencies
In-depth understanding of local, state and federal construction regulations
Great problem-solving and decision-making skills
Effective leadership abilities, like motivation, goal-setting and conflict management
Organizational skills, including time management, delegation, prioritization and multitasking
Construction Superintendent experience requirements
5-10 years of on-the-job experience leading personnel in the completion of construction projects ranging from $500,000-$5 million in total construction
Demonstrated history of supervising PEMB installations from foundational work to final enclosure
Prior experience coordinating with PEMB manufacturers, specialized steel erectors, and related subcontractors
Knowledge of local quality, safety, and health guidelines for construction job sites
In-depth understanding of construction operations and processes
A strong knowledge and understanding of reading, understanding and communicating project documents, contracts, drawings, etc.
Proficiency in MS Office, Word, Project and Excel
Organizational and time-management skills
OSHA 30 Certification (certification and/or re-certification can be completed upon hiring)
Ability to lead and inspire
Multiple years of field experience in the workforce or a degree in Engineering, Construction Management, or a similar field. A Master's degree is a plus.
As a supervisory position, the successful candidate should have years of previous experience in the construction industry. Previous managerial experience on a construction team is a must.
